1. Nature of the Service & Publisher Identity

Condo 22.1 Packet (operated at condo221.com) is an independent document publisher and legal technology informational resource. We publish structured digital document templates (in Microsoft Word .docx and fillable PDF formats), deadline calculation utilities, and reference guides specifically organized to assist volunteer boards of self-managed Illinois condominium associations in organizing routine resale disclosure packets under Section 22.1 of the Illinois Condominium Property Act (765 ILCS 605/22.1).

Condo 22.1 Packet is not a law firm, does not engage in the practice of law, and is not affiliated with, endorsed by, or sponsored by the State of Illinois, the Illinois General Assembly, or any judicial or municipal authority.

3. Digital Product License & Permitted Use

Upon payment of the one-time $49 purchase fee, Condo 22.1 Packet grants the purchasing individual or association a non-exclusive, perpetual, royalty-free license to download, customize, edit, fill out, print, and transmit the templates solely for the legitimate resale disclosure operations of their specific condominium association.

You may not resell, redistribute, sub-license, publicly republish, or white-label the templates or bundle for commercial document resale to third parties without prior written consent from Condo 22.1 Packet.

4. 14-Day No-Questions-Asked Refund Guarantee

We stand behind the quality and practical utility of our templates. If for any reason the 22.1 Packet Starter Kit does not meet the needs of your condominium board, you may request a 100% full refund within 14 calendar days of your initial purchase date.

To request a refund, simply reply directly to your Stripe payment receipt or reference your checkout confirmation ID. Refunds are processed back to your original payment method within 3 to 5 business days.

5. Association Statutory Fee Recovery

Pursuant to Section 22.1(c) of the Illinois Condominium Property Act (765 ILCS 605/22.1(c)), an association or its board is legally entitled to charge the selling unit owner a reasonable fee of up to $375 for furnishing the mandatory 22.1 disclosure packet, plus an additional up to $100 if the seller requested expedited delivery within 10 business days.

The $49 purchase price of the Condo 22.1 Packet Starter Kit is a one-time administrative tool expense that associations may reimburse through their authorized statutory document preparation fees.

6. Disclaimer of Warranties & Limitation of Liability

All templates, deadline calculations, and guidance notes are provided on an "as-is" and "as-available" basis without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, or accuracy.

Condominium disclosure accuracy is ultimately the statutory responsibility of the certifying association board. In no event shall Condo 22.1 Packet, its operators, or contributors be liable for any direct, indirect, incidental, special, exemplary, or consequential damages (including, without limitation, loss of sale, legal disputes between unit buyers and sellers, or litigation costs) arising out of the use of, or inability to use, our materials. In all cases, Condo 22.1 Packet’s total aggregate liability shall be limited strictly to the amount you paid for the product ($49.00 USD).

7. Governing Law & Jurisdiction

These Terms of Service shall be governed by, construed, and enforced in accordance with the laws of the State of Illinois, without regard to conflict of law principles. Any dispute arising out of or related to these terms or our products shall be subject to the exclusive jurisdiction of the state and federal courts located within Cook County, Illinois.
